Does Home Insurance Cover Water Damage In Arizona?
A standard Arizona homeowners policy covers water damage that is sudden and accidental. A supply hose that fails, a water heater that splits, a pipe that bursts. The damage the water caused is covered, though the failed part itself usually is not.
Gradual damage is the common exclusion, and it is where most disputes start. A pipe that has been weeping behind a wall for eight months, a condensate line that has been overflowing all season, a shower pan that has leaked slowly for years. Insurers argue these were preventable with reasonable maintenance, and they frequently win that argument.
Monsoon water depends entirely on how it entered the building. Rain that came through a damaged roof is generally covered under a standard policy. Water that rises off the ground and comes in under a garage door or through a slider is surface flooding, and surface flooding is excluded from standard policies almost everywhere. Same storm, same house, different answer, which is why we document the entry path before anything gets moved on a monsoon flood job.
Two other things people find out too late. Mold coverage is often capped at a low limit, sometimes a few thousand dollars, and sometimes excluded entirely unless it followed a covered water event, so catching it early is worth money as well as health. And most policies contain a clause requiring you to take reasonable steps to prevent further damage, which means calling someone to start drying rather than waiting a week for the adjuster to visit. Delay can jeopardise the claim on its own.
What helps a claim: photographs before anything is touched, a documented moisture map, daily drying logs and an equipment list.
